About the Loan-to-Value (LTV) Calculator

Loan-to-value (LTV) ratio compares your mortgage loan amount to the appraised value of the property. Lenders use LTV to assess risk — a lower LTV generally means better loan terms.

Formula: LTV = (Loan Amount ÷ Property Value) × 100

An LTV above 80% typically requires private mortgage insurance (PMI) on conventional loans, since the lender is financing a larger share of the property's value.
